Access Statement For Tir Hir
Introduction
The farmhouse is over a hundred years old and sleeping accommodation for guests is on the higher floor. This is a summary of the accessibility of the property.
Pre-Arrival
• The farmhouse is in a rural location and has no bus stop nor train station nearby.
• The nearest train station is in Aberdare Town (7 miles) and the nearest bus stop is in Penderyn (Approx. 1 mile).

• There is no telephone line and mobile phone signal is patchy.

• A delivery of provisions can be made before guests' arrivals. Contact owner for details.
Arrival & Car Parking Facilities
• Car parking is available for about three cars and the area is clearly marked by a signpost. (Please do not park outside the property as it is on a working farm where access is required for agricultural vehicles.)
• The parking area is smooth concrete but it is uneven towards the boundary wall.
• Parking is close to the front entrance which has a doorstep.
• There are no street lights and the surroundings can be very dark. A torch is advisable.
Main Entrance & Reception
• The front entrance has a doorstep and doorway of usual size. There is a step down into the main lounge.
• The rear entrance has a small step with direct access to the kitchen.
Public Areas - General (Internal)
• The top lounge is reached from the entrance lounge by a step.
• There is also a step between the main lounge and the kitchen and another between the kitchen and study.
• The main lounge is carpetted and brightly lit.
• The upper lounge has flag stones and is also well lit.
• The kitchen and utility room's floors are quarry tiled. The lighting is lower near the cooking area.
• The study's floor is flagstone. The study has a bed-settee which is more accessible than the bedrooms.
• Bedrooms are on the upper floor which is accessed via a fairly steep spiral staircase. The 11 stairs are evenly spaced and a rope handrail is fitted. The stairs are wooden with carpet covering.
• The landing is wide but narrows to the bedroom entrances.
Public Areas - WC
• The low-level WC is on the upper floor and is accessible from the left.
• Vinyl flooring is used in the bathroom and an antislip bathmat is provided.
• There is a basin with standard taps.
• The bath has mixer taps with a shower attachment.
• The bathroom door has clothes hooks.
Laundry
• The utility rooms contains a washer-dryer and a dishwasher.
• There are bright lights in the utility room.
Outdoor Facilities
• The path to the garden is narrow, steep and has uneven steps.
• There is an outside light near the rear entrance door porch.
Bedrooms
• All guest bedrooms are on the upper floor and have no wheelchair access.
• The study has a bed settee which is accessed via five stone steps.
• There are smoke detectors in the landing and in the study. There is also a carbon-monoxide detector above the staircase.
• The main bedroom - which contains a double bed - is accessible by another flight of three steps of similar height. It is carpetted.
• The other two bedrooms have wooden floors and rugs. Both bedrooms contain two single beds although one bed is concealable under the other in one bedroom.
Bathroom, Shower-room & WC [Ensuite or Shared]
• There is no shower although the bath taps have a shower attachment.
Self-Catering Kitchen
• The kitchen is more accessible from the rear entrance and has a quarry tiled floor. It is accessible via a steep step and narrow corridor from the main lounge.
• The basin and taps are located in the utility room off the kitchen.
• Sockets in the kitchen are just above the work surfaces.
• There is an electric hob and oven plus a microwave oven.
• Flooring is dark red quarry tiles.
Additional Information
• Assistance dogs are welcomed.
• Other small dogs on application as the property is located on a working farm.
• A Fire Risk Assessment is available as is the Emergency Procedure.
